A new residential expansion project has been proposed for development at 590 Baker Street in North of Panhandle (NoPa) in San Francisco. The project proposal includes the increase in the number of the residential units in an existing residential building on the site.
The project site is an L-shaped parcel spanning an area of 7,588 square feet. The site is developed with a residential building featuring nine units. The project proposes to change the number of units from nine to fourteen. Construction will bring 13 residential units and one ADU. Twelve parking spaces have been proposed for development on the site.
The ground floor of the new space will include a laundry room, small gym, and storage area. A portion of that total area could be converted to an ADU once the new building extension is completed. At the end of the renovation, the bedroom count would be as follows:
1 unit would have 1 bedroom (currently there are 4)
2 units would have 2 bedrooms (currently there are 5)
10 units would have 3 bedrooms (currently there are none)
1 ADU would have 1 bedroom (currently there are none)
Total proposed bedrooms will be 36.
The building fronts Baker Street with an entry foyer/main staircase, a nine-car parking garage and a two-bedroom unit facing the rear yard on the ground floor; two, two-bedroom units, and two, one-bedroom units on both the second and third floors.
The building is not a historic resource. The units are not rent-controlled due to being constructed in 1979-1980; and because the units are all condominiums subject to a recorded condominium map, and condominiums (like single family homes) are not subject to rent control.
A project review meeting is scheduled to review the submitted application. The estimated construction timeline has not been announced yet.

That building is butt-ugly. Anything would be an improvement.
Great that more hosing is being created. Since MUNI is at the front door, why not eliminate the unnecessary car parking and make 2 maybe 3 more units on the property?
Currently one of the ugliest buildings in the entire neighborhood. Great news!
Wish they would demolish it and replace with a six story building.
