Recent photos show construction has reached the fifth floor for 2440 Shattuck Avenue, an eight-story infill in Downtown Berkeley, Alameda County. The project is progressing quickly toward opening next year with 40 homes above retail. The Austin Group is the project developer.

The 87-foot tall structure contains 58,290 square feet with 2,700 square feet for ground-level retail. Of the 40 units, there will be seven one-bedrooms, 19 two-bedrooms, and 14 three-bedrooms. Parking for 44 bicycles and no cars will be included, promoting the area’s public transit and reducing congestion. The project benefits from the State Density Bonus program, adding two new floors and ten more units. Three units will be designated as affordable for very low-income households earning less than half the Area Median Income.

Johnson Lyman Architects is responsible for the design. The facade installation has yet to start. Once it does, the exterior will be clad with brick veneer and smooth gray plaster. The urban residential vernacular will be articulated with enlarged beige brick massings contrasting with setback dark walls. The top floor will have a further setback, reducing the visual scale of the structure for pedestrians.

The proposal is on the same block at 2420 Shattuck, a 16-story infill with 146 homes proposed by NX Ventures. 2420 Shattuck, designed by Trachtenberg Architects, will create a remarkable addition to the city’s burgeoning skyline with a rooftop height of 171 feet. A block away, CA Ventures and Austin Group are jointly developing IDENTITY Logan Park, a two-structure apartment complex with 204 apartments, with phase one already open and phase two nearing ready.

Thomas Baak & Associates is the landscape architect, and Lafayette-based Humann Company is the civil engineer. Construction is expected to open by the second or third quarters of 2024.
