Updated permits have been filed for the four-story proposal on 3020 San Pablo Avenue in Southwest Berkeley, Alameda County. The long-delayed plans aim to replace a vacant lot with 29 homes and retail. Berkeley West Apartments is listed as responsible for the project.

The 57-foot tall structure will yield around 33,650 square feet with 26,050 square feet for housing, 1,630 square feet for retail, and 5,860 square feet for the 31-car garage. The parking garage will be made more space efficient with mechanical stackers. Unit sizes will vary with three studios, 14 one-bedrooms, and 12 two-bedrooms. Of the 29 apartments, four will be designated as inclusionary affordable housing, allowing the project to benefit from the state density bonus program.

Berkeley-based Joe DeCredico Studio is the project architect. Available illustrations are low-quality but provide some insight into the planned design. The exterior is expected to be clad with corrugated metal panels, cement plaster, and perforated railing. New planters will be installed along the streetscape and the rooftop deck.

The 0.2-acre property is located along San Pablo Avenue between Murray Street and Folger Street. Residents will be close to the Ashby Plaza shopping center and Berkeley Bowl West. The building is on the same block as the rising six-story residential infill at 3000 San Pablo Avenue by Read Investments and Trachtenberg Architects.

David Franco is consulting as the civil engineer, Owen O’Neill Associates is the structural engineer, and Belden Consulting is responsible for MEP engineering. West Builders was listed as the general contractor.
