A new rendering has been published for a five-story residential infill at 2 Scripps Drive in Sacramento. The proposal will rise on a narrow lot next to an existing office block and the busy University Village strip mall. HRGA is the project applicant.
The 59-foot tall structure will yield around 10,420 square feet, with an average floor plan of 2,085 square feet. The ground level will include a lobby, mechanical functions, and a one-bedroom apartment. Floors two through five will have two units, each with a private patio facing Scripps Drive. Parking will be included for seven bicycles. Vehicular parking will be provided by the 193-car surface parking lot.
The application is significantly different from the initial plans that surfaced in October last year. The commercial new building permit application suggested the unnamed developer could redevelop the over two-acre site with a five-story building spanning 67,400 square feet and 115 units.
HRGA is responsible for the design. The Sacramento-based design studio will conform to the triangular parcel with an articulated facade, with pointed terrace balconies facing Scripps Drive. The exterior will be clad with cement plaster panels, thin brick veneer, and aluminum-frame glass windows. The property will be lined with simple landscaping.
The site is located along Scripps Drive, near University Avenue, between Fair Oaks Boulevard and Howe Avenue. University Village is just the closest of several shopping centers in the immediate area with groceries, restaurants, and retail shops.
The estimated timeline of construction and completion has yet to be established.
