Renderings Revealed for Apartments in College-Glen, Sacramento

New plans have been published for a four-story apartment infill at 8647 Folsom Boulevard in Sacramento’s College-Glen neighborhood. The project will reshape two and a half acres with 83 townhome-style residences and retail. SNL Holding LLC is listed as the property owner, having purchased the site in 2017 for over $1.1 million.

The 45-foot tall structure will create 56,440 square feet across three structures surrounded by surface parking. The project will include 4,410 square feet for commercial retail space. Parking will be included for 83 cars and 83 bicycles. Unit sizes will vary with 11 studios, 57 one-bedrooms, and 15 two-bedrooms.

AE Modo Design, led by principal architect Woo Cheong, is responsible for the design. Illustrations show an undulating facade with angled private terraces and rooftop patios. Facade materials will include stucco and composite wood siding.

The property is will combine 8647 and 8661 Folsom Boulevard. The eventual 2.56-acre parcel is just three lots away from 8581 Folsom Boulevard, where Cunningham Development recently updated plans for redevelopment of the parcel. The new application will replace a portion of the surface parking around offices with a five-story apartment complex with 104 units.

The estimated timeline and cost for construction have yet to be shared.

  1. Definitely an upgrade and the design is way above that of most similar projects. Too bad they couldn’t incorporate the parcel in the middle; from the aerial photo it looks unoccupied.
