Development permits have been filed seeking the approval of a hotel project proposed for development at 3664 North Freeway Boulevard in Sacramento. The project proposal includes the construction of a new four-story hotel with onsite parking.

Bluespring Hospitality LLC is the property owner. Iyer and Associates Architects is responsible for the designs.

The project site is a parcel spanning an area of 2.9 acres. The scope of work includes the construction of a four-story Holiday Inn hotel that will yield a total built-up area spanning 70,036 square feet. The hotel will offer 116 guest rooms and 101 parking spaces, including five accessible parking spaces. The hotel will be designed to offer a variety of amenities, including an outdoor pool and spa, business center, meeting rooms, lounges, and a dining area. The building will be four-stories and features a large porte-cochere at the main entrance/lobby of the building. Parking for 101 vehicles and 6 bikes will also be provided. The building height will rise to a height of 50 feet.

The building design creates a clean, simple aesthetic that complements surrounding structures, while implementing different colors and materials
to create its own sense of place. Renderings reveal stone veneer along the first floor followed by a semi-smooth stucco on the upper three floors. The façade incorporates two smaller towers and one main, larger tower in the middle of the building. The larger tower carries the stone veneer from the base to the top of the building. The building parapet receives a tiered cornice that is consistently used at all rooftop endings of the building, creating a clean and simple architectural appearance surrounding all elevations. The paint scheme variates between light and dark, which helps break up the massing of the building thereby creating additional awareness to the variation in massing elements.

The project site is located within the Natomas Promenade shopping center, a regional shopping center that houses a variety of restaurants, large and small retail stores, hotel/motel, and offices. The Natomas Promenade is a 126-acre shopping center that was originally approved by the City Council on September 28, 2004.

A project application has been submitted, seeking site plan and design review. The estimated construction timeline has not been announced yet.
