The application calls for nine three-story buildings, each containing around 42 units for a total of 378 rental apartments. Unit types will vary with 201 one-bedrooms, 147 two-bedrooms, and 30 three-bedrooms. Amenities will be centralized with a single-story clubhouse and a pool deck. The garden-style structures will be surrounded by surface parking, with an overall capacity for 483 cars.

Texas-based Meeks Partners is responsible for the design, with Fuhrman Leamy Land Group overseeing the landscape architecture. Illustrations show vernacular architecture wrapped with fiber cement panels, stucco, and wood-like siding.

The 12.9-acre property is bound by North Freeway Boulevard, Promenade Circle, and Gateway Park Boulevard. The property is directly across from a big-box shopping center anchored by Target.
