Plans have been filed for a mixed-use development at 4451 El Centro Road in North Natomas, Sacramento. The proposal will reshape 45 acres in the heart of the suburban neighborhood with over 200 single-family homes and a retail strip mall. Tsakopoulos Investments is the project developer.

The residential component, named Chelsea at Natomas, will develop 19.2 acres with 215 single-family detached homes. The neighborhood will achieve a density of 11.2 units per acre. The commercial district, named Agora at Natomas, will include 186,250 square feet of commercial space, including 23,000 square feet for four restaurant-ready spots. Parking will be provided for 885 cars and 54 bicycles. The strip mall will span 25.9 acres.

Jeffery DeMure + Associates will serve as the residential architect, with RMW Architecture & Interiors leading the commercial architecture. Fuhrman Leamy is the landscape architect.

JD+A describes the residential neighborhood as “organized around a combination of alley-loaded and motor court home configurations, adding that “this approach reinforces pedestrian-oriented streetscapes and creates a more visually appealing neighborhood environment.”

The commercial district will be a series of single-story box buildings wrapped with Mediterranean-inspired facades. According to the project narrative, “the site plan is organized around a prominent outdoor plaza that functions as the social and visual heart of the center. Buildings are oriented to frame this plaza and adjacent pedestrian corridors, reinforcing walkability and encouraging outdoor activity.”

The 45-acre property is located at the corner of El Centro Road and Del Paso Road across from the Westlake Village Shopping Center and surrounded by similarly low-density residential neighborhoods. The estimated cost and timeline for construction have yet to be established.

  1. Am I missing something? We’re calling SFHs next to a shopping center mixed use now?

    • Well, it is technically, because it is attached to the housing development. But, in the spirit of what we usually see with mixed-use projects, no.

    It’s a big plan to turn about 45 acres at 4451 El Centro Road in North Natomas into a mix of new housing and retail space, with around 215 single-family homes and a strip mall with room for shops and restaurants plus lots of parking. The project aims to bring more homes and services to that part of the neighborhood, but the timeline and cost haven’t been set yet.
