A new housing project has been proposed for development at 3401 Crow Canyon Road in San Ramon, Contra Costa County. The project proposal includes the construction of 117 low-density detached and attached housing units, replacing a bunch of commercial buildings on the site. Demolition was required for the onsite surface parking and two commercial structures beside the existing United States Postal Service offices.

Nearon Enterprises, an investment company, based in Walnut Creek, is listed as the property owner. Lennar is the project developer. WHA, William Hezmalhalch Architects, is responsible for the designs.

The project site is a parcel spanning an area of 9.5 acres. Conceptual plans were previously published for the project, named Iron Horse Village. The three-story development will yield approximately 284,520 square feet of living area and 14,816 square feet for 31 live-work attached units. The inclusion of live-work housing will satisfy the mixed-use requirement from San Ramon’s General Plan. Parking will be included for 376 cars, far exceeding the minimum required 287 spaces dictated by city zoning.

Of the 117 residential units, there will be 86 detached single-family homes and 31 units in attached townhome buildings. Half of the single-unit structures will offer Junior Accessory Dwelling Units, increasing the overall housing capacity on-site to 165 units. Five units will be designated affordable housing. This includes one unit for a very low-income household, two low-income units, and two moderate-income units.

The property is located next to the Iron Horse Trail, an over 40-mile path that occupies the former railway for the Southern Pacific Railroad. The trains ran from 1891 to 1977, extending through various cities in Contra Costa and Alameda Counties.

A project application has been submitted to the San Ramon Planning Commission. The project awaits a design review and a meeting has been scheduled for today, October 17 at 6 PM, details of joining can be found here.
