A preliminary application has been filed seeking the approval of a mixed-use project at 2614 Telegraph Avenue in Berkeley. The project proposal includes the development of a four-story mixed-use building offering residential and retail spaces. Plans call for the demolition of a commercial building on the site.

Avenue T Property LLC is listed as the owner. Gunkel Architecture is responsible for the designs.

The property site is a parcel spanning an area of 0.22 acres. The building on the site is a two-story student housing building built in 1918. The mixed-use is proposed to offer three stories of residential use along with commercial and retail spaces on the ground floor. The building will provide housing for students. A total of 19 units will be designed and the units will be without density bonus. The building façade will rise to e height of 50 feet.

An SB 330 preliminary application will allow demolishing two commercial buildings and constructing the mixed-use residential building. The SB 330 application has been submitted and is pending review. SB330 states that it “prohibits a local agency from disapproving, or conditioning approval in a manner that renders infeasible, a housing development project for very low, low-, or moderate-income households or an emergency shelter unless the local agency makes specified written findings based on a preponderance of the evidence in the record.”

The estimated construction timeline has not been announced yet. The project site is located near various shops, restaurants, and public transportation routes. Downtown Berkeley Station is a mile away.

  1. At the southern tip of the bustling Telegraph Ave southside area and 7-min bus ride to downtown Berkeley/BART. Not bad!

    I also love the patio space that is integrated into the building instead of oddly hanging off the edge like other new buildings.

  4. This very nicely done. So many new building proposals in central Berkeley are jarringly out of scale or don’t relate especially well with surrounding buildings — which is not to suggest that much still must be done to address the city’s housing crisis.
