A preliminary application has been filed to facilitate a residential project proposed for development at 2260-2680 Bancroft Way in Southside, Berkeley. The project proposal includes the construction of a new eight-story infill building offering 115 units. Plans call for the replacement of a surface parking lot across from the UC Berkeley campus.
AMI, LLC is the property owner. Daryl Ross, the owner of Bancroft Hotel, is the project sponsor. Studio KDA is responsible for the designs.
The project site is a parcel spanning an area of 7,150 square feet. The scope of work includes the conversion of the Bancroft Hotel into a residential building to offer 115 dwelling units. The building façade at 2660 Bancroft Way will rise to a height of 83 feet. The new building will yield a total residential built-up area spanning 32,632 square feet. The project will offer usable open space spanning 2,570 square feet. As reported earlier, all 78 units will be studios. Out of the total, eight units will be designated as affordable to very low-income households earning less than half of the Area’s Median Income. Parking will be included for 36 bicycles and no cars.
For 2680 Bancroft Way, the four-story hotel will be renovated with minor adjustments to the façade. The 37-unit building will include 22 group living accommodation units, seven studios, and eight one-bedrooms. Parking will be included for 18 bicycles.
An SB330 preliminary application is under review. Senate Bill 330, or SB 330, has been an important law to make it more difficult for city and town governments to stonewall the construction of new housing if it meets a certain level of affordable housing. As written in the law, SB 330, “prohibits a local agency from disapproving, or conditioning approval in a manner that renders infeasible, a housing development project for very low, low-, or moderate-income households or an emergency shelter unless the local agency makes specified written findings based on a preponderance of the evidence in the record.”
Groundworks Office is the civil engineer and landscape architect on the project. Three first-floor units will have doors opening up to a private yard. Shared open space is proposed on the second floor amenity deck along with a rooftop balcony with views across the Berkeley campus.
The project site sits right across the UC Berkeley Campus School of Law, the Anthropology Department, and two blocks from Memorial Stadium. Telegraph Avenue is two blocks away.
