Development permits have been filed seeking the approval of a new housing project proposed for development at 3500 North Freeway Boulevard in Sacramento. The project proposal includes the construction of nine three-story apartment buildings offering 300+ units.
The project site combines four parcels and spans an area of 12.86 acres. The scope of work includes the construction of nine three-story buildings offering 378 dwelling units. The apartment complex will bring three types of buildings to house the units. The complex will yield a total built-up area spanning 355,263 square feet. Additionally, a single-story clubhouse totaling an area of 5,980 square feet will also be developed on the site.
The units will be designed as a mix of one-bedroom, two-bedroom, and three-bedroom floor plans. 216 units will be designed as one-bedroom units spanning less than 750 square feet. 126 units will be two-bedroom units spanning between 750 square feet and 2,000 square feet. 36 units will be designed as three-bedroom units spanning 2,000 square feet.
A project application has been submitted, and is under review. The estimated construction timeline has not been announced yet.

why not make it 5 over 1 buildings for more units and activate retails spaces below? 3 story buildings seem like not an efficient use of land for this busy shopping area.
I suspect it probably has to do with parking minimums limiting units? Anyone know more about this?
I agree with the above comment, that some retail shopping and/or restaurant space at ground level, would be appealing for this area. I also hope parking will be factored into the plans; perhaps also a garage hidden behind the retail shopping and/or restaurant space? Like at Bay St.’s area in Emeryville?
Also, how in demand are one bedroom apartments? Because 216/300 units means over 72% of the units will be one bedroom. Natomas is more of a suburb of Sacramento than a stand alone city next to Sacramento, so I don’t believe one bedroom apartments are in as high of a demand.
