New permit progress has been shown for the River City Affordable Apartments proposal at 1601 69th Street in East Sacramento. The proposal will bring new density to a vacant parcel next to the Sacramento State campus. Carslbad-based affordable housing developer Chelsea Investment Corporation is listed as the property owner.

The project application shows a significant reduction in size compared with their initial application. In July of last year, Chelsea Investment had proposed a 90-unit complex from the nearly one-acre site. Now, the plan includes just 66 units.

Apartment types will vary with 19 one-bedrooms, 28 two-bedrooms, and 19 three-bedrooms. The 56-foot tall structure will yield 67,460 square feet. Site improvements will include a central courtyard in the center of the C-shaped building, a 17-car surface parking lot, and a half-court for basketball. For residents, the plaza will offer a few outdoor amenities like barbeque pits, a child playground, ping-pong tables, and a picnic area. GMP is responsible for the landscape architecture.

McKinley Associates has remained on board as the architecture firm responsible for designing the River City apartments. While no rendering is provided, the project elevations show a typical podium-style complex with articulation and massing across the facade.

The project site is at the corner of 69th Street and Folsom Boulevard. Alongside the nearby California State University campus, residents will be close to a few strip malls, apartments, and a light rail station. Downtown Sacramento will be around 20 minutes away via transit.

The estimated cost and timeline for completion have yet to be shared.
