A new residential project has been proposed for development at 16000 Glen Una Drive in Los Gatos. The project proposal includes the construction of a residential community offering single-family homes and related onsite amenities.
Deepak Chandani of Anthem Green is listed as the project applicant. Subba Rai Narayan Rao Trustee is listed as the owner. Open Scope Studio Inc. is responsible for the designs.
The project site is a parcel spanning an area of 2.4 acres. The scope of work includes the construction of five single-family homes, planned as a mix of four market-rate residences and one affordable residence. The project requires the subdivision of the parcel into five parcels. The project site is currently occupied by a three-bedroom three-bathroom residence spanning an area of 3,918 square feet. The existing residence is slated for demolition as a part of the project proposal.
An SB 330 Builder’s Remedy preliminary application has been submitted, awaiting review and approval. The estimated construction timeline has not been revealed yet.

Reminds me of the proposal for the Mountain Winery in Saratoga but on a much smaller scale. Could work but good luck with getting insurance in this neighborhood. The design is mediocre and uninspired.
The design is really blah. Given the basic cost of building, need to be meeting local earthquake and fire building codes, and the cost of developing road, drainage etc and access and the cost of the lot itself, there is going to be a mismatch between what they will need to price it at, and the market’s willingness to pay. TBH Fairly remote location, high fire risk, hard to get insurance, no fiber to the curb, low walk score, lots of wildlife, mountain Lion , bob cat, rattle snake etc. Not a neighborhood vibe like the golden triangle. I know the area well.
