New permits have been filed for a small residential infill at 1000 Stanyan Street in Cole Valley, San Francisco. The proposal will add three homes to the small parcel between Carl Street and Parnassus Avenue. RKD Consulting is responsible for the application.

The four-story building will add three market-rate homes to the lot, including parking for four cars and three bicycles. The structure will span around 4,320 square feet, for an average of 1,440 square feet per unit. Plans filed for 1000 Stanyan Street will be supported by Senate Bill 423, the 2024-enacted law that replaces SB 35 to streamline the review process for housing.

So, where is the property? The application filed and Property Information Map lists the property at 1000 Stanyan Street. However, the property is actually a vacant site between a four-story wood-frame home at 1030 Stanyan Street and a three-story stucco-clad home at 1044 Stanyan Street. Future residents will be between Carl Street and Parnassus Avenue.

The estimated cost and timeline for construction have not been shared.
