Affordable Housing Proposed For 4290 Mack Road in Parkway, Sacramento

New plans have been revealed for an affordable housing project at 4290 Mack Road in Parkway, Sacramento. The project will create nearly two hundred apartments across five structures. The retired American tennis player Alycia and her brother, Gregory Moulton, are listed as the property owners.

The preliminary application describes the potential Mack Road Apartments as covering the over seven-acre parcel with five three-story apartments and one free-standing amenities center. The development is described as creating a garden-style apartment complex, though without plans and illustrations, it is difficult to determine how this will materialize through open space and landscape architecture.

The development will feature 192 units, with rent restriction under the Low-Income Housing Tax Credit program. LIHTC is a federal program established in 1986 that now distributes around $10 billion annually to state and local agencies. According to HUD, the program contains around 53,032 projects and 3.65 million units in service from 1987 through 2022.

The property is located on a vacant triangular lot between Mack Road, Morrison Creek, and several single-family homes. The neighborhood is dominated by suburban sprawl, Union House Elementary School, and three blocks from two strip malls.

The estimated cost and timeline for construction have yet to be shared. YIMBY was not able to reach out to the project sponsor for confirmation and comment.
