New Developer & Reduced Plans for 2116 Brush Street, Oakland

Affirmed Housing has taken over plans for the residential proposal at 2116 Brush Street in West Oakland, Alameda County. The affordable housing developer is now seeking to build a smaller complex dedicated to senior housing. Additional details have yet to be shared.

Prior plans for 2116 Brush Street were drafted by Lowney Architects for Oakbrook Partners. The last iteration from the team, dubbed Villa Oakland, would have created 105 affordable units for extremely low-income and low-income households. The new zoning worksheet filed by Affirmed Housing projects 63 units of studios and one-bedroom residences. The floor count is not specified, but it will almost certainly be shorter than the six-story plans.

The team is requesting a review of the site to determine if it is eligible for streamlining through Assembly Bill 2011. AB 2011 is a 2022-passed law authored by AM Buffy Wicks to allow for by-right approval of affordable housing on commercially-zoned lands, so long as the project would “meet specified affordability, labor, and environmental criteria.”

The vacant freeway-side parcel is located between 21st and 22nd Street. Future residents will be half a mile from the 19th Street BART Station and a seven-minute bike ride from Lake Merritt.
