A new mixed-use affordable housing project has been proposed for development at 805 R Street in Sacramento. The project proposal includes the construction of a new five-story mixed-use building offering spaces for low-income residential units, parking, and office spaces. The project will redevelop a former State of California storage warehouse.
Mutual Housing California and the Capitol Area Development Authority (CADA) are the project developers.
The project site spans an area of 1.2 acres. The scope of work includes the development of a new five-story mixed-use building yielding a total built-up area of 197,934 square feet. Named Monarch, the five-story will offer 241 residential units, a parking garage, and office space. The mixed-use will also offer cold shell space.
Out of the total, 30 units reserved for formerly homeless and at-risk households. Commercial space spanning 3,428 square feet will also be developed for art related and/or neighbor serving businesses. Additionally, 16,369 square feet of private and public outdoor spaces will also be developed.
For parking, the project will offer 36 vehicle parking spaces at ground level accessed via Quill Alley, up to 264 long-term secured bike parking spaces, and 40 short-term bicycle racks located around the building. Onsite amenities include an exercise studio, event courtyard, small corner plaza, patio decks for the street level live/work units, a private resident courtyard, a resident multi-purpose room, laundry rooms on each floor.
The mixed-use affordable housing project will be constructed on a one-half block in-fill site within the R Street Corridor in downtown Sacramento. The project site is located between 8th Street and 9th Street on the north side of R Street.
The project offers preference for occupancy given to artists with affordable housing needs. As per a project website, Monarch will start construction in March 2024 and is scheduled to be finished in spring 2027.
