The City of Gilroy has approved plans for nearly a hundred affordable apartments across from a residential neighborhood. The project will construct four three-story buildings on an infill parcel by 6630-6730 Monterey Road. ROEM Corporation is responsible for the application.
The complex will yield a combined 105,100 square feet across the four buildings, including 2,300 square feet for a community room and over 9,200 square feet spread across various private decks. The complex will create 94 apartments, including ten units for extremely low-income households, ten units for very low-income households, 73 units for low-income households, and one live-in manager’s unit. Unit types vary, with 59 two-bedrooms and 35 three-bedrooms. Surface parking will be provided for 112 cars, covering a significant portion of the lot. Amenities will include bicycle parking, a computer room, a fitness center, a laundry room, and a lounge.
BSB Design is the project architect. Plans for the four buildings include exterior articulation with a familiarly chaotic mix of materials and setbacks to visually break up the structure’s massing and make the large box appear like several smaller boxes. Facade materials will include brick veneer, composite wood-look siding, and stucco. Landscaping by BSB will include a public plaza in the center of the lot. The open space will include a playground, game lawn, and public art.
Future residents will be just half a mile from the Gilroy Caltrain Station, the end of the line with limited service for the commuter rail. Demolition will be required for the several industrial structures that occupy the 2.86-acre site.
The city approved ROEM, finalized with a CEQA notice of determination that the project will not have a significant effect on the environment. The estimated cost and timeline for construction have yet to be shared.
