New plans have been revealed for a five-story residential infill development at 4896 El Camino Real in Los Altos, Santa Clara County. While illustrations for the proposal have yet to be shared, an environmental review exemption notice has provided some insight into the development. Doheny-Vidovich Partners is listed as the applicant and property owner.

Previously, plans had been filed for a four-story mixed-use block with 45,080 square feet of offices, four condominiums, and a 213-car garage. Hayes Group Architects was responsible for the design.

The latest application reveals that the proposal aims to create a five-story apartment complex with 33 apartments, 16,140 square feet of office space, and a two-level basement garage. The project will make use of the State Density Bonus law with zoning waivers.

According to the CEQA notice, the project is considered exempt from environmental review because the site is “considered an in-fill site that is substantially surrounded by urban uses and does not contain significant natural habitat for endangered, rare, or threatened species…” The notice goes on the state that “the proposed development is consistent with the General Plan and the CT Zoning District’s Effective Zoning Standards except as modified by Density Bonus Law and will not result in any significant impacts relating to traffic, noise, air quality, or water quality.”

Demolition will be required for a fast-food restaurant and a single-family home. The previous application includes a replacement affordable unit for the tenant, to be located off-site at 818 Jordan Avenue.

The 0.91-acre property is located in a relatively dense mixed-use neighborhood with offices, apartments, and large box stores. Future residents will be just under a mile from the San Antonio Caltrain station.

The estimated cost and timeline for construction have yet to be shared.
