Development permits have been filed seeking the approval of a new residential project proposed at 3650 21st Street in the Castro-Upper Market neighborhood in San Francisco. The project proposal includes the construction of a new three-story residence with a basement.
Dumican Mosey Architects is responsible for the designs.

The scope of work includes the demolition of an existing three-story single-family residence and the construction of a new three-story over basement. The new residence will offer two dwelling units, both designed as two-bedroom floor plans. The new residence will yield a total built-up area of 5,358 square feet. Two vehicle parking and two bike parking spaces are also proposed. Usable open space spanning an area of 3,743 square feet will also be developed on the site.

An SB9 project application has been submitted, pending review and approval. The project site is located within walking distance of the Mission Dolores Park. The estimated construction timeline has not been revealed yet.

I just don’t understand how our planning codes could allow such a massive, out-of-scale, butt-ugly home in a lovely traditional neighborhood.
This project means the tearing down of the “Christmas Light Mega Show”… the owners have for YEARS made their home and the neighboring yard into an eye-popping Christmas lights installation. Obviously, the minimalist bougie people building the new shoebox will not carry on this tradition. Sad to see it end.
This is Dolores Heights area, not Castro Upper Marker.
Wouldn’t be surprised if the owner of next door, which is a modern monster of a home, didn’t buy this one too to make it their guest house. This is no 900 foot cottage that’s begging to be re-developed. This is a sizable home already. Demolishing it to build a new home is not very capital efficient. Someone very much wanted this specific lot.

This house has unfortunately not been the Christmas lights/Tom and Jerry’s house for years now. I believe it was last sold after the pandemic hit and hasn’t had lights on since.
Hell no. So sick of these Elon Musk-style tech bro bunkers destroying Noe Valley and the Castro. What the hell happened to historic preservation in this town?
This was the site of Tom and Jerry’s massive X-Mas display, and it hosted numerous receptions and holiday parties for LGBT organizations on its multiple levels of decks and awnings. They put tents up in the back and could host several hundred members and guests of SFGMC a couple of times a year.
Tom and Jerry are both deceased. And as much as I appreciate their generosity, the house was a hodgepodge and dated in design inside and out. I’m not sure I would have advocated for a significant modern replacement; it would need to be torn to the studs for anyone else.
Some of us like “dated” houses. Not everyone wants to live in a Tesla dealership.
