Plans for an eight-story residential development close to Downtown San Mateo will be the topic of a virtual neighborhood meeting scheduled for tonight. The development aims to bring over a hundred new apartments to 668 East 3rd Avenue in San Mateo, San Mateo County. Prometheus Real Estate Group is responsible for the application.

The 84-foot tall complex will yield around 148,000 square feet, including 108,750 square feet for housing, 9,700 square feet for parking, and 7,050 square feet for amenities. The project will offer 125 total parking spaces, of which 78 lots will be off-site, and 47 spaces will be included on-site with stackers. Five townhouse-style units will be added along 3rd Avenue and South El Dorado Street, adding more eyes to the street.

Jones Architecture is responsible for the design. The firm’s latest drawings show a Spanish Revival complex with white-painted brick, stucco, and Spanish tile roofing. The exterior will be organized with private residential balconies, some second-floor setbacks, and Juliet balconies. The ground floor will be highlighted with wide archways by the pedestrian and vehicular entrances.

Previous plans for the site, as covered by us in 2023, called for a mixed-use project called Post + Beam, which featured 59 apartments and roughly 131,000 square feet of office space. Harvest Properties had been responsible for the mixed-use proposal.

The 0.65-acre property is located along 3rd Avenue between Delaware Street and El Dorado Street. Demolition will be required for a single-story retail center and associated surface parking. The site is just three blocks from the Caltrain tracks, beyond which residents will get to the retail-rich urban core of San Mateo County.

The estimated cost and timeline for construction have yet to be shared.

  1. This is an amazing improvement over what’s there now!

  2. The current parking lot and sidewalk experience are atrocious. Most sidewalks around this part of San Mateo can’t support a wheelchair. You’ll be lucky not to find pavement under 2′ wide.

    I applaud any project that aims to undo these car-centric mistakes. Even better, the density is significant for the area. In the big scheme of things, the city should consider some bike infrastructure along 3rd Ave. This building will join the fight in limited street space, and the entrances off 3rd could be a bit hazardous. How they have a bike path bridging the highway to just abruptly end at a split avenue, it’s kinda setting cyclists up for disaster.

  4. Great design! It says ‘California’ but is also modern and refined.
