Developer BXP, formally known as Boston Properties, had planned a large new housing development in North San Jose located at the corner of 2830 North First Street and East Plumeria Drive. The development plan, designed by BDE Architecture was slated to include both market-rate and affordable housing on the site of a previously planned tech campus. However, the plans have been paused, and the property was put on the market.
The development would have consisted of two buildings, totaling 482 units. The proposal divided them into a four-story market-rate apartment complex with 360 rental units, and a three-story, 122-unit affordable apartment complex. The affordable units were planned for households that earn 80% or less of the area median income (AMI). The two buildings would have been a mix of studio, one-bedroom, two-bedroom, and three-bedroom units, giving an array of options to future tenants.

The project would have resulted in a complete makeover for the site, requiring the demolition of multiple building pads to clear the way for the buildings and their amenities. The taller, market-rate, building would have included two courtyards, a sky deck, an outdoor deck, a paseo, and other open spaces all on-site. Meanwhile, the smaller affordable building would have include a community playground and a courtyard.

Great! We need more housing in this district!
What a terrible waste of vertical space. If they’re going to convert our job creation lands to housing, at least force developers to maximize density. Even just building to the max 5 stories for wood frame construction could add 150+ units to the project.
