The California Home Company has submitted plans proposing the redevelopment of a large lot in the South City Farms neighborhood of Sacramento. The property would be divided into eight total parcels, preserving the two existing single-family homes on site and adding three new duplex buildings in the rear area of the property.

The plan, named Booher Estates, will require the construction of a new private drive between the existing properties, with outlet access at 2761 32nd Avenue. The six new structures will only have frontage along the new Booher Road, while the two existing structures will retain direct access to 32nd Avenue. Four of the units, on lots three, four, seven, and eight will each be equipped with a single-car garage, accessible by Booher Road.
The six new units are to be paired into three two-story duplexes, with one shared wall each. Four of the new units will have square footage of 1,400 with the remaining two being a slightly larger 1,713. The exterior designs are to be mixed white and beige stucco with integrated wood siding. Each building is to have a flat roof structure with skylights providing additional natural light for the semi-attached units.

The densification of the area is well supported by the current transportation infrastructure, close to the South Sacramento Freeway, and a seven-minute walk from the Fruitridge light rail station. The small private street model with several residential buildings is already represented in the neighborhood, with a similar layout being used for the properties adjacent to the west of the proposed development.
