The Pappas Duckhorn Development proposed at 3540 Duckhorn Drive in North Sacramento would subdivide several open lots into a large-scale residential development. The project is named after Pappas Investments, the site developer. Applications for the development were submitted earlier this month but are still awaiting the payment of processing fees.
The tentative map will take 10 existing parcels and divide them into 275 single-family residential parcels, forming a new neighborhood with future streets and pedestrian access connected via Duckhorn Drive. The proposal will require the City of Sacramento to rezone and approve a series of plans and amendments. More specific plans and designs will be submitted if the project progresses.
This plan replaces a long-abandoned plan from 2017 to build a series of three office buildings located on the site, showing a shift in development priorities from commercial to housing for the North Sacramento area. While the site has nearby access to the West Side Freeway, it has few elements of public transportation or walkable amenities, making any development in that area largely dependent on vehicle usage.
