Preliminary permits have been filed for a residential infill project at 1449 Cornell Avenue in Northwest Berkeley, Alameda County. The project looks to replace a church building with multiple homes, utilizing Senate Bill 684 to split the lot. The Danville-based Elmwood Enterprises LLC is listed as the property owner, according to the application.
The pre-application describes dividing the 0.19-acre property into three similarly-sized lots. Each lot will be developed with a two-story detached single-family home with four bedrooms and three bathrooms. Each structure will contain roughly 1,750 square feet of habitable space, between 763-813 square feet of usable open area, and one off-street parking space.
The property is located along Cornell Avenue between Hopkins Street and Page Street. The site is just three blocks from San Pablo Avenue, and around 15 minutes from the North Berkeley BART Station on foot. Church For Today, a small non-denominational institution founded in 1956, was listed as the previous property owner.
The estimated cost and timeline for construction have yet to be established.
