Planning permits have been filed for a lot-split infill project at 1717 26th Street in Midtown, Sacramento. The filing will split one parcel into four lots so that the rear yard of a small apartment building can be replaced with three duplexes. Ruslan Bachinsky is listed as the project developer and owner.

Each new house will cover nearly three-quarters of a 1,085 square foot lot, adding 1,349 square feet for a primary dwelling and 640 square feet for an Accessory Dwelling Unit. The project is expected to rise just 26 feet tall, with an average floor height of around eight feet.

The Rocklin-based firm, Tangent Design & Engineering, is overseeing the architecture. Illustrations depict an abnormally chaotic contemporary style of townhome, characterized by a graceless mix of volumes and facade materials that visually break apart the massing. Facade materials will include stucco, painted fiber cement, and wood-look fiber cement panels.

The existing 0.14-acre property is located along Quill Alley between 26th and 27th Street, close to Albert Winn Park, a grocery store, and several smaller shops along R Street. The estimated cost and timeline for construction have yet to be shared.
