Earlier this week, the proposed building at 64 Winfield Street took a significant step forward when property developers submitted formal permit applications to the planning department. The property owner, Radu Binzari, has requested approval for the demolition of a small single-family-home, to be replaced with a three-story apartment complex, including three main units and one ADU.

The new building, designed by Thousand Architects, would rise approximately 40 feet, with 3,650 square feet of enclosed space. Plans show individual unit sizes ranging from two-bedroom to three-bedrooms for the main units, with a single-bed for the ADU. The increase in site density and ADU inclusion allows the proposal to employ SB423 for a streamlined approval process.

The exterior design will consist of smooth stucco with accents of painted metal slats and horizontal wood slats on the facade overlooking Winfield Street. Meanwhile, the building’s height will rise above the adjacent property, giving the upper units a clear view of San Bruno Mountain to the south.

Besides the view, the building’s location in the Bernal Heights neighborhood provides potential residents with a quiet neighborhood atmosphere while still being only a short drive from San Francisco’s numerous shops and workplaces. Parking will be included for four bicycles and one car, and nearby public transportation options include BART, MUNI Rail, and MUNI Buses.

  1. Dreadful and woefully out of scale. It looks like a 1990s SOMA loft plonked down in Bernal Heights.
