The San Ramon Planning Commission is scheduled to review plans tonight for a new townhome-style project at 500 Bollinger Canyon Lane in San Ramon, Contra Costa County. The project will replace several hillside tennis courts with 82 units. Toll Brothers is the project developer.

The master plan will include 17 three-story structures, containing a total of 82 townhomes and seven accessory dwelling units. The application includes 12 deed-restricted affordable dwellings, allowing the project to increase residential capacity above base zoning.

SDG Architects is responsible for the design. Illustrations show farmhouse-style multiplexes with some articulation to distinguish each dwelling. Facade materials will include stucco, board and batten siding, and brick veneer. SWA is the landscape architect, much of which will orient around the pavement to promote vehicular traffic.

The project will cover much of the 9.5-acre hillside property. Future residents will be a ten to fifteen-minute bus ride away from Central Park, San Ramon City Hall, and the City Center Bishop Ranch shopping center.

The application utilizes Senate Bill 330 to streamline the approval process. Demolition will be required for the nine-court tennis facility overlooking the Clubsport San Ramon facility. The estimated cost and timeline for construction have yet to be shared.

The meeting is scheduled to start tonight, September 16th, starting at 6 PM. The event will be held at San Ramon City Hall, streamed online, but participation will be limited to in-person attendees. For more information about how to attend and participate, visit the meeting agenda here.

  1. The land in San Ramon is getting way too valuable for these huge recreational sites. There are multiple golf courses that may have made sense in the 80’s, but do not make financial sense now. Take a look at the San Ramon Golf Club on satellite view. How many $1.5M houses could you build on this land, right in the middle of an existing, desirable, suburban area near good schools? A lot.

  2. Bummer to see so much pavement and so little yard… This should have a little playground area or dog park at least. Maybe even walking trails?
