Permits have been filed for a mixed-use development at 2200 Fifth Street in West Berkeley, Alameda County. The application will reshape a surface parking lot with eight townhome-style units and two commercial office units facing Allston Way. Broadway Design Build is the project applicant.

The 35-foot-tall proposal will yield a combined 24,020 square feet, including 19,060 square feet of housing and 4,960 square feet for light industrial use. The eight homes will each contain around 2,380 square feet across three floors. Both R&D buildings will contain around 2,480 square feet. Surface parking will be included for 10 cars.
The plan does not have any deed-restricted affordable housing. However, the application writes that, “the project’s compact, townhome typology inherently broadens the market segment served, families and moderate-income households are priced out of detached single-family homes, yet who need space to live and work comfortably.”

Alameda-based Steve Walker Studio is listed as the architect of record, working with Chicago-based Ballistic Architecture Machine. Renderings show the residential complex will feature a simplified industrialized exterior, clad with fiber cement board siding and cement plaster. The commercial addition will be wrapped with factory-finished ribbed metal panels.
The roughly half-acre property is located at the corner of Fifth Street and Allston Way. The site is just two blocks away from the Berkeley Amtrak station, and two blocks from the high-end commercial district along Fourth Street. Downtown Berkeley is just ten minutes away by bicycle, or 20 minutes by bus.

PWP Landscape Architecture, whose offices are just across the street from 2200 Fifth Street, is listed as the property owner. Public records show the property last sold in 1994 for $1.45 million. Construction is estimated to be around $13 million, a figure not inclusive of all development costs.
