New documents indicate that Milrose Properties, acting through an affiliate, has reached a deal on a major development site in Sunnyvale. The former Orchard Supply Hardware at 777 Sunnyvale Saratoga Road is already approved for redevelopment as more than two hundred units of housing. Now, developers are moving forward with a $44.3 million investment in its acquisition.
In 2018, Orchard Supply Hardware shut all of its stores, ending its presence in the Bay Area. However, the timeline to redevelop the site wasn’t immediately known. SF YIMBY first reported on plans in January of this year. Later, plans were approved for housing on the site. Valley Oak Partners was responsible for the original application.
The designs are for a 75-foot-tall apartment complex, with 162 units alongside 80 townhomes. Apartment types will vary with 45 studios, 35 one-bedrooms, 42 two-bedrooms, and 40 three-bedrooms.

Studio T Square is responsible for the design. The latest renderings show the podium apartment complex conforming to the triangular parcel. The exterior will be clad with a mix of exterior plaster, fiber cement panels, and board-and-batten panels.

Future residents will be close to several large big-box strip malls anchored by grocery stores. The Sunnyvale Caltrain Station is less than ten minutes away by bus. Meanwhile, parking will be included for 281 cars and 212 bicycles.
