Plans have been filed for a new housing complex at 1271-1275 South California Boulevard in Walnut Creek, Contra Costa County. The development will replace the Putter’s Miniature Golf location with a five-story apartment building with over a hundred units. Denova Homes is the property owner and applicant.
The developer has invoked Senate Bill 330 and the State Density Bonus law to streamline the approval process and increase residential capacity. Once complete, the five-story structure will include 112 rental units, including nine affordable apartments deed-restricted for very low-income households. Dwelling sizes will vary somewhat with one and two-bedroom apartments across the complex.

The project architect is not specified, though a conceptual rendering shared by the Walnut Creek Community Development Department presents a grey brick-wrapped building with a two-story setback and private balconies overlooking Botelho Drive. The applicant has filed for waivers and concessions relating to base zoning requirements for the height, setbacks, and common open space.
Demolition will be required for the existing commercial structure, occupied by the Putter’s Miniature Golf Walnut Creek. The 1.32-acre property is located at the corner of South California Boulevard and Botelho Drive.
Denova Homes is a Concord-based developer specializing in single-family suburban development and townhouse projects. The firm has yet to reply to a request for comment.
