Plans have been filed for a residential infill project at 61 Royal Lane in Crocker-Amazon, San Francisco. The proposal looks to replace an existing detached structure with a three-story duplex. Nie Yang Architects is responsible for the design and application.

The proposed structure is expected to reach around 30 feet tall, including a three-bedroom residence and a two-bedroom accessory dwelling unit. Parking will be included for one car and one bicycle. Renderings from the South San Francisco-based design studio show that the infill will be set back from the sidewalk, with an additional top-floor setback to accommodate an open terrace. Facade materials include stucco, wood-look fiber cement siding, and wood trim.

The Grubb Company, a local realtor firm, listed the property in late 2008 for $600,000. The existing structure is a wood-frame building listed as constructed in 1906, though the exact date is likely a guess due to lost records from the 1906 earthquake and fire. An additional structure was added in the mid-1950s. According to the application, the structure is currently used as an unauthorized dwelling unit.

Previous plans for a similar residential expansion were filed in 2015 by KB Design & Consulting, but new building permits related to the project were cancelled in 2022.

Royal Lane is a narrow alleyway that extends from Morse Street, two blocks from Geneva Avenue, and a few blocks from McLaren Park. Construction is estimated to cost around $500,000, with a timeline not yet established.

  1. This is interesting…
    But maybe some windows or something on the sides to reduce the blank walls.
    It would give the structure a litter more character and be nicer for your neighbors to look at. 🙂

    • Since the lot is so narrow, the windows on the lot line would likely require sprinkling above the windows, which could make the project prohibitively expensive.

  2. Why does it appear to have a front setback greater than the two adjacent buildings?
