Tomorrow’s Zoning Adjustment Board Meeting in Berkeley will cover a planned development at 2449 Dwight Way. The property, owned by Greg Hoff and Chris Hoff of Evans Property Company, requires rezoning and approvals for the partial demolition of the existing four-story building and its replacement with a new eight-story building.

The proposed structure would rise more than 85 feet and include more than 50,000 square feet of interior space. The space would be divided into 63 new residential units, while maintaining 3,700 square feet of ground-floor commercial. The units are planned to include 26 studios, 12 single bedrooms, 13 two bedrooms, and 12 three bedrooms, for a total of 100 new beds. Three of the planned units are to be designated as low-income, keeping in line with requirements for the state density bonus.

Studio KDA is responsible for the building’s architecture. Current design plans to maintain more than 50% of the existing building façade, focusing on the preservation of the distinctive brickwork of the current building’s upper levels. Exterior changes will be made both above and below the preserved area. The ground floor will be fitted with larger picture windows to benefit a more open commercial space and residential lobby. Meanwhile, the building will extend upward with a neutral-toned cement panel façade, keeping with the colors of the existing brickwork without competing for prominence.

The building is located at the corner of Telegraph and Dwight Streets in Berkeley’s Southside neighborhood. It is a short walk from UC Berkeley’s campus and Sather Gate, making the new apartments ideal for students and university staff. Residents will have easy access to a variety of stores and restaurants to provide daily necessities, and the building is less than 5 minutes walk from a variety of bus and shuttle lines. The building would also include 34 bike spots for residents’ use.
