A Notice of Exemption was recently filed with CEQA, permitting the construction of a large infill project at 555 West Midfield Road in Mountain View. The project is brought by the existing site owners, AvalonBay Communities, who currently manage 404 apartment units at the address. The new project will add an additional 323 units, for a total of 727 on the site. Because the site is already developed, the project does not require the same amount of environmental review, allowing the Notice of Exemption to proceed.
The new apartments are to be built in three new buildings, spaced across the existing development’s surface parking lot. The buildings themselves are to rise between three and four stories, making them of a similar height to the existing development.
Several of the property’s tenant amenities would also be affected by the development. These are to be replaced by new indoor and outdoor amenities constructed inside and around the new buildings, including indoor gathering areas, landscaped outdoor areas, and above-ground parking garages. The applicant also plans to donate 1.34 acres of land on the property to be used as a public park.
BDE Architecture is responsible for the building’s design. Current renderings show an articulated facade of mixed dark and light cement paneling, aiming to create a softer and unobtrusive building front. Balconies and rooftop patios would create an indoor-outdoor experience for residents, while ground-floor picture windows show an inviting lobby and amenity spaces.
The site’s position within walking distance to the Mountain View Caltrain station likely influenced the developer’s decision to increase its density. With good commuting options and nearby access to the businesses along Moffet Boulevard and Castro Street, the property does not require as extensive surface parking and can make use of the additional space.
