Preliminary permits have been filed for a small residential infill project at 1606 Derby Street in South Berkeley, Alameda County. The project invokes the city’s Middle Housing zoning rules to replace a detached garage with a new two-story house. The property owner is listed as a Newport Beach-based family trust.

According to the Berkeley Planning Department, the Middle Housing zoning rules allow property owners or developers to “build multiple homes on most residential lots in Berkeley,” adding that applications that “meet the standards can get approval within 30 days…”

Mindful Space Design Studio is responsible for the development. The San Jose-based firm has not released illustrations or planning documents, though the pre-application gives some insight into the proposal. The small detached garage will be replaced by a two-story house totaling just over 2,000 square feet. The existing single-story house will remain untouched.

The property is located along Derby Street between California Street and McGee Avenue. The future household will live across from the Longfellow Middle School campus, and twenty minutes from the Ashby BART Station on foot.
