New building permits have been filed for a five-story affordable housing complex at 1601 69th Street in East Sacramento. The project would bring 66 apartments close to a retail center, light rail, and the CSU Sacramento campus. Carlsbad-based affordable housing developer Chelsea Investment Corporation is listed as the property owner.

The 56-foot-tall structure is expected to yield 67,460 square feet. Unit sizes will vary with 19 one-bedrooms, 28 two-bedrooms, and 19 three-bedrooms. Residential amenities will include a central courtyard furnished with a barbecue pit, a children’s playground, ping-pong tables, and a picnic area.

McKinley Associates has remained on board as the architecture firm responsible for the design of the River City apartments. Previously-published project elevations show a typical podium-style complex with articulation and massing along the facade. GMP is responsible for the landscape architecture.

Previously, the developer had considered 90 units across a five-story structure. The roughly one-acre property is located at the corner of Folsom Boulevard and 69th Street. Future residents would be across from a grocery store-anchored strip mall, and a block away from the University/65th Street Lightrail Station.

The estimated cost and timeline for completion have yet to be shared.
