The City of Richmond has granted final approval for a reduced residential project at 1135 Canal Boulevard in the Point Richmond neighborhood, Contra Costa County. The development would bring additional suburban sprawl to a hillside property overlooking the Richmond Shipyards District. Todd Floyd of TD Eleven is responsible for the application, filing through Richmond Cove 1 LLC.

The developer had previously pursued a 200-unit apartment complex for the site. However, the revised single-family plans were shared in early 2022. KTGY is responsible for the design. The project will feature 76 wood-frame houses wrapped in familiar California design vernacular.
The development would bring 76 detached single-family houses on 6.3 acres of the much larger 18.4-acre property. The primary road entrance will connect with Seacliff Drive. The remaining area will be untouched by development. Future residents would live near the Miller/Knox regional park and a mile away from the neighborhood’s commercial thoroughfare.

Final approval was granted last week by the city’s planning department. The estimated cost and timeline for construction have not yet been shared.
