Updated Plans For 2201 San Pablo Avenue in Southwest Berkeley

Updated plans have been filed for an apartment complex at 2201 San Pablo Avenue in Southwest Berkeley, Alameda County. The preliminary application now seeks to produce 60 units across a six-story structure. Principal architect of IFR, Ian F. Ream, is listed as the project applicant.

The latest preliminary application has been filed almost exactly three years after IFR’s previous preliminary application, which we covered in mid-June 2023. The new application has seen a few updates to the proposal, though a detailed plan set has yet to be shared by the city.

The filing calls for a 78-foot-tall structure with 60 apartments and a 34-car garage. Additional space would be provided for 76 bicycles. Of the 60 units, six will be deed-restricted as affordable to very-low-income households. Senate Bill 330 has been invoked to streamline the approval process.

The property is near San Pablo Avenue and Allston Way, near AC Transit bus stops. Residents will be 15 minutes from Berkeley’s Amtrak Station, where the Capitol Corridor trains move between the Bay Area and Sacramento. Future residents will be 20 minutes away from the North Berkeley BART Station on foot, or 10 minutes from Downtown by bicycle.

The property owner is listed as a Santa Clara-based family trust. The project applicant has yet to reply to a request for comment by YIMBY sent last week. The estimated cost and timeline for construction have not yet been shared.

  1. More ground floor retail please!!
    When you build a big building like this with no public amenities on the ground floor it created a gap that people have to walk past to get anything useful. The same thing happens with big parking lots in front of stores. It makes the neighborhood feel like more of a hassle to walk in.

    • Retail is dead. You can build it but they will NOT come. Look at all the empty storefronts in mixed use buildings.

      • California is in the middle of a housing crisis likely they will have More housing instead of retail , there’s plenty of other stuff in the area

    • Poor magazine has a different housing model.Very likely You should attend some of their meetings to See if their community is right for you
