New building permits have been filed for a three-story infill at 107 Franconia Street in Bernal Heights, San Francisco. The application calls for a primary residence above an accessory dwelling unit. San Francisco-based R Group Inc. is the project sponsor.

Winder Gibson Architects is responsible for the design. The three-story building will include two units, with an accessory dwelling unit and a main four-bedroom dwelling unit. Parking will be included for a car and two bicycles. The exterior will be clad with Hardie Board siding and stucco.

Demolition will be required for the existing one-story single-family house. Public records show the existing structure is a former refugee shack built between 1906 and 1907. The narrow 0.06-acre property is located along the steep Franconia Street between Montcalm Street and Mullen Avenue.

Construction is expected to cost just over $1 million, according to the application, a figure not inclusive of all development costs. Work is likely to last around a year from groundbreaking to completion.
