Preliminary permits have been filed for an eight-story apartment complex at 1330 El Camino Real in Redwood City, San Mateo County. The latest proposal shows vertical expansion compared to previously filed plans, though the unit count is slightly reduced. Menlo Park-based Mecah Ventures is responsible for the application.

The roughly 98-foot-tall structure is expected to yield around 163,000 square feet, including 95,950 square feet of housing and 38,800 square feet for the two-story podium garage. Parking will be included for 124 cars and 54 bicycles. Once complete, the building will open up with 126 apartments, of which 30 are studios, 56 will be one-bedroom, and 40 will be two-bedroom.

The application invokes the State Density Bonus law to increase residential capacity above base zoning with the inclusion of affordable housing. The project will include 26 affordable apartments, comprising 13 moderate-income units, 7 low-income units, and 6 very-low-income units. By including affordable units, Mecah Ventures is seeking zoning waivers for bicycle parking, public frontage along a corridor, height limits, and open space.

BDE Architecture is responsible for the design. The semi-realistic renderings show a familiar podium-style apartment complex with an accent feature overlooking the corner of El Camino Real and Madison Avenue. The facade will be clad with a mix of materials, including brick veneer, cement plaster, aluminum panels, and painted foam trim.

Mecah Ventures is collaborating with Premier Properties, the same application responsible for the last application. The withdrawn proposal for 1330 El Camino Real would have built 130 units across a six-story apartment complex drafted by Toby Long Design.

The 0.6-acre property is located along El Camino Real between Madison Avenue and Jackson Avenue, across from several other podium apartments and two blocks from the Redwood City Caltrain Station.

The estimated cost and timeline for construction have not yet been shared. While Premier Properties was able to secure entitlements for the previous proposal, the new application will restart the planning process.
