The San Ramon Planning Commission is scheduled to review plans tonight for a residential infill project at 3180 Crow Canyon Place in San Ramon, Contra Costa County. The proposal would replace four office structures with over a hundred townhomes and a 45-unit affordable apartment complex behind the Crow Canyon Commons shopping center. Brookfield Residential is responsible for the application on behalf of the property owner, Cranbrook Realty Investment Fund.

The application invokes Senate Bill 330 to streamline the approval process. The proposal calls for 164 units, with 119 for-sale townhouses, 45 affordable apartments, and parking for 285 vehicles. Across the site, there will be 51 townhouses designed that could accommodate an optional accessory dwelling unit, which could conceivably bring the overall residential capacity to 215 units at full build-out.
KTGY Group is the project architect, with Gates Studio overseeing the landscape architecture. Renderings show a similar aesthetic approach to the townhouses and the affordable housing, including some angled shingle roofing, facade articulation, and inset balconies.

The 7.2-acre property is located at the end of Crow Canyon Place, positioned behind a big-box shopping center and an off-ramp from Highway 680. The estimated cost and timeline for construction have not yet been shared.
