Preliminary permits have been filed for a six-story apartment complex at 2032 Francisco Street near Downtown Berkeley, Alameda County. The proposal looks to replace a preschool with 40 apartments between Shattuck Avenue and Milvia Street, just a few blocks away from the intersection of Shattuck and University Avenue. The Berkeley School is listed as the property owner.

The pre-application provides an initial overview, describing the plans as a 69-foot-tall structure yielding around 58,450 square feet, including 48,220 square feet of housing and 10,230 square feet for the 51-car garage. Of the 40 dwelling units, three will be deed-restricted for very-low-income households.

Demolition is expected for the single-story, non-landmarked commercial structures, according to the application, which currently serve as the preschool campus for the Berkeley School. The Berkeley School is a preschool-8th grade program, founded in 1963 as the Berkeley Montessori School. While the preschool program is located at 2030 Francisco Street, the K-8 program is just over a mile away at 1310 University Avenue, across from Strawberry Creek Park and close to the North Berkeley BART Station.

The school has yet to respond to YIMBY’s request for comment.
