Permits have been resubmitted for a four-story infill at 2740 McAllister Street in San Francisco’s Lone Mountain neighborhood. The project is looking to bring three apartments to a vacant lot, with the updated application using an engineer-designed structure instead of the former proposal drafted by Stanley Saitowitz | Natoma Architects. Min Qui of MQ Investment and Management Inc. is the property owner and sponsor.

The 39-foot-tall structure is expected to yield around 5,300 square feet, including approximately 4,200 square feet of housing for three rental units and approximately 350 square feet for the ground-floor two-car garage. Additional space will be dedicated to two bicycles. The garage will be exclusively for the largest unit in the proposal, which occupies the full third and fourth floors.
South San Francisco-based Innovative Consulting Engineer is responsible for the design. Illustrations show a vernacular box-like structure with a top-floor setback, a laminated-panel exterior finish, and a perforated-metal garage door. The east and west facades will be clad with horizontal cement board siding. The plans contrast with the iteration drafted by Stanley Saitowitz | Natoma Architects, which employed the local firm’s familiar modernism with streamlined rectilinear features.

Previously, Min Qui filed plans for a three-unit development in 2015, eventually gaining approval for a two-unit iteration in June 2020. The property had been developed with a single-family house, which was vacated in 2014 and demolished in late 2020. Initial construction started before the end of 2020, though it’s unclear how much of the existing wood-frame floor and exposed foundation would be usable for this latest proposal.
The roughly 0.09-acre property is located along McAllister Street between Arguello Boulevard and Willard North. The estimated cost and timeline for construction have not yet been shared.
