Plans have been filed for a townhouse development at 1484 Kifer Road in Sunnyvale, Santa Clara County. The proposal seeks to replace an industrial site with over a hundred residential units in a growing neighborhood, nearly a mile away from the Lawrence Caltrain Station. The prolific home builder, City Ventures, is responsible for the application.

The project application proposes constructing 13 three-story structures across the 4.4-acre property. Once complete, the site will feature 136 townhouse-style apartments. Unit sizes are expected to vary, with several studios and one-bedrooms, but primarily three-bedroom family-size dwellings. Parking will be included for 252 cars. Of the 136 units, 24 will be deed-restricted as affordable housing.
SDG Architects is responsible for the design. The overall site design will provide each townhouse-style residence with two entrances: one facing the internal roadway and the other facing a pedestrian path. Four structures will have the pedestrian stoops facing a street, five will face a pathway along the lot line, and four structures in the center of the parcel will face a communal landscape park. The central open space will be landscaped with several shared amenities. Programming includes bench seating, fire pits, and a private barbecue station connected to a small community building.

The application invoked the State Density Bonus law to increase residential capacity, providing two concessions and several zoning waivers. The property is located at the corner of Kifer Road and Uranium Drive, two blocks from NUEVO, the massive 27-acre masterplan development recently completed by SummerHill Homes.

Fortinet purchased the lot in 2021 for an estimated $44 million. The estimated cost and timeline for construction have not yet been shared.
