New building permits have been filed for the three-story residential infill at 720 Masonic Avenue in the North of the Panhandle neighborhood of San Francisco. The planning application was approved by the city’s planning department in mid-July this year, less than six months after being formally submitted. Xie Associates is responsible for the application on behalf of the property owner.

The roughly 31-foot-tall structure is expected to yield around 4,400 square feet, including 380 square feet of common open space and 580 square feet for the two-car garage. Additional space will be provided for three bicycles. The complex will include two four-bedroom apartments and a two-bedroom accessory dwelling unit.
The roughly 0.07-acre property is located along Masonic Avenue between Grove Street and Hayes Street, less than two blocks from the Panhandle public park.

The proposal will replace a lot that was made vacant after the previous house was gutted by a fire in 2023 and demolished in 2024. Public records show the property last sold in 2023 for $1.35 million.
Construction is estimated to cost around half a million dollars, a figure not inclusive of all development costs.
