New permits have been filed for a three-story, three-unit infill at 1323 Democracy Alley, located between D and E Street in Mansion Flats, Sacramento. The project will replace the backyard of 1322 D Street. Urban Capital, a local developer, is listed as the project applicant.
Hausman Architecture, a Sacramento-based firm, is responsible for the design. Each residence has a garage and laundry in-unit. According to the architects, the building is designed to attract small families, writing, “the hipped roof reflects that of the period buildings and is complimentary to both the Eastlake and Queen Anne Styles along D Street.” Facade materials will include composition shingle, stucco, painted masonry, and white-painted trim.
The new 30-foot tall structure will cover 1,315 square feet of the 6,400 square foot lot. The house will yield a total of 2,320 square feet, with 1,190 square feet in Unit A, 1,130 square feet in Unit B, and 370 square feet for the roof deck.
A Walnut Creek resident connected to Gilbane Building Company is responsible for the project. The estimated construction timeline and the completion date have not yet been established.
