New permit activity has been recorded for 2100 Mission Street, a corner lot on 17th Street, nearby BART in San Francisco’s Mission District. The project will rise six stories, creating 29 new homes and new ground-floor retail. The Toboni Group is responsible for the application.

Toboni Group has filed a Monitoring Conditions and Mitigation Measures application, a means for environmental protection from the city. While not individually a consequential application, it is the first new application filed since the Toboni Group took control of the plan in 2020 and filed demolition permits in mid-September of 2020.

The 65-foot tall project will yield 28,700 square feet, with 3,550 square feet of commercial retail spanning the ground floor facing the busy Mission Street thoroughfare. Parking will be included for 29 bicycles and no vehicles.

Leavitt Architecture is responsible for the design. The project will utilize a pronounced grid-pattern post and lintel design clad with fiber cement, while glass bay windows extend from the corrugated metal walls.

The project also involves Double-D Engineering as the structural engineer and Yuflux as the mechanical engineer.

The project site is currently occupied by a single-story commercial structure with One $ Store as the main tenant. 2100 Mission is between 17th and 18th Street, north-south, and Mission and Valencia Streets east-west. Mission Dolores Park, is just ten minutes away on foot.

  1. What are the height limits in this area? With this being practically on top of the BART station, it seems like it should be substantially taller.

    • With the exception of some spot zoning around the BART stations, most of the Mission is between 40 (for the more residential streets) and 65 (commercial strips).
