Two housing projects are under construction at 363 Delmas Avenue and 425 Auzerais Avenue in downtown San Jose. The project proposal includes the development of hundreds of residences.
Milpitas-based Mil-Techs is the project developer and owner for Delmas Village. Eden Housing is the developer for Auzerais Apartments.

Delmas Village will add 120 residential units to a site at 345 Delmas Avenue. 427 Auzerais Apartments is slated to bring 130 affordable homes to downtown San Jose. An estimated 64 units will be set aside as permanent supportive housing to address the homeless situation in San Jose. The remaining 66 units will be restricted to families who earn 50% to 60% of the area median income. The area median income for the typical household in the San Jose metro region is $115,900 a year.
Outdoor space with fitness loop, community garden, and drought-tolerant landscaping, a community room, computer learning center and a fitness/yoga studio are among the anticipated amenities.
363 Delmas Village via Mil-Techs
One project has recieved a construction loan and the other is currently being built. Both project sites are located near the corner of Delmas Avenue and Auzerais Avenue in downtown San Jose. Delmas Village has received $30.9 million in construction financing from Construction Loan Services. Delmas Village also landed nearly $19 million in financing from Nuveen Green Capital, which provides funding for commercial real estate projects with green energy and sustainable components.
Both projects are a short distance from the footprint of a mixed-use neighborhood that Google has proposed near the Diridon train station.
