The local Planning Commission is scheduled to review plans for an eight-story podium apartment complex at 3411 Capitol Avenue in Fremont, Alameda County. The car-oriented development will incorporate 90 homes, retail, and parking for 192 cars. SPSD Developers is the project owner and developer.

The 88-foot tall structure will yield around 260,440 square feet with 103,810 square feet for housing, 14,150 square feet for commercial space, and 7,280 square feet for open space. The excessive three-level parking garage will have the capacity for 192 cars across 125,470 square feet, far above the required 123-car capacity from zoning. Additional long-term parking will be included for 52 bicycles.
There will be 90 market-rate apartments. Unit sizes will vary with 21 one-bedrooms, 49 two-bedrooms, and 20 three-bedrooms. Residential amenities will include a fitness center, storage, a second-level community room, and a mid-structure podium courtyard.

LPMD Architects is responsible for the design, with Isaacson Wood & Associates responsible for the landscape architecture and JMH Weiss consulting for civil engineering. The familiar podium-style design incorporates a mix of stucco, faux wood siding, curtain-wall glass, and cement board siding. Vegetation screens will be added along the side of the building.
The project is within Fremont’s Central District neighborhood, a relatively dense commercial and residential area built around the city’s regional transit station. Future residents will be less than 15 minutes away from BART on foot, passing through the Gateway Plaza shopping mall and the Washington Hospital campus.
